Design approach

A modern villa defined by stone, glass and timber

The defining material of the house is its dark blue-grey stone cladding. It is concentrated on selected volumes rather than spread evenly across the facade, so the stone becomes part of the composition and gives the house permanence and depth against lighter mineral-finished walls.

Warm timber pergolas soften that heavier palette and filter the sun over balconies and terraces. Dark-framed glazing adds a finer layer of detail and brings daylight deep into the plan.

Together, stone, timber, glass and textured finishes give a restrained contemporary palette suited to a high-end home in Kenya. Read the guides to luxury house design in Nairobi and modern house designs in Kenya, then see flat roof house designs in Kenya and our house plans.

Floor plans

How is Blue Stone Villa planned inside?

Entertaining and guest spaces sit at ground level, private bedrooms above and a lounge on the roof. A tall glazed staircase links the levels and lights the circulation with natural daylight.

  • Covered porch, entrance and parking
  • Living room with TV wall, and dining area
  • Kitchen with island, breakfast counter and pantry
  • Guest bedroom and a second bedroom, each with bathroom
  • Verandas, laundry yard and cloakroom
  • Manicured lawn and planters

First floor

  • Main suite with his-and-hers WCs, dressing table and walk-in closet
  • Bedrooms 2 and 3 with built-in closets and bathrooms
  • Lobby and passage around the stair void
  • Balconies and verandas with glass balustrades

Roof level

  • Lounge opening to Terrace 1 and Terrace 2
  • Balcony, bathroom and a terrace and laundry yard
  • Solar panels shown on the upper flat roofs in the visualisations
  • Planted edges and a shade sail for outdoor entertaining

Climate and landscape

Why does the house work well in Kenya's climate?

Shade and daylight
Deep overhangs and pergolas shade the glazing and terraces, while large openings bring daylight into the interior. Balconies and terraces create transition zones between enclosed rooms and the garden.
Outdoor living at every level
Generous balconies extend from the principal rooms, upper terraces give private outdoor space, and landscaped roof terraces add entertaining areas without enlarging the footprint. Recessed terraces and projecting canopies break large volumes down to a human scale.
Landscape as part of the architecture
Palms, sculptural trees, ornamental grasses and succulents are arranged in layered planting that softens the stone and concrete geometry. Large-format paving, lawn and gravel create a gradual transition from street to door, with privacy and glimpses of the house.
A functional flat roof with solar
The visualisations show solar panels on the upper roofs, while other roof areas become terraces and planted outdoor rooms. On the drawings, PV means permanent ventilation, not photovoltaic panels.

Technical detail

What technical detail sits behind the design?

The drawing set carries the specification that turns a good render into a well-built house. The key points are summarised here.

  • Termite protectionSoil under slabs and around external foundations treated with an approved anti-termite chemical.
  • Ground slabsPoured on polythene sheeting over murram blinding and compacted, well-selected hardcore fill.
  • StructureReinforced-concrete work built to the structural engineer's details and inspected before any casting.
  • Ventilation and servicesPermanent ventilation above doors and windows, accessible service ducts on every floor, and drains under buildings and driveways encased in concrete.
  • CoordinationArchitectural, structural, mechanical and electrical drawings read together, with figured dimensions taking precedence on site.

Plan your own home

Designing a luxury home in Kenya?

Aalis Studios, an award-winning practice and Lexus Design Award winner, provides architectural design services in Kenya, interior design, quantity surveying, project management and design and build delivery, as a construction company in Nairobi, for contemporary homes, maisonettes and luxury villas.

Our homes are developed from the site and the client's lifestyle, not from standard house-plan templates. Architecture, interiors, landscape and construction are coordinated from the first sketch. Whether you plan a modern house in Nairobi, a luxury villa in Karen or Runda, a maisonette in Kiambu or Ruiru, or a holiday home in Naivasha or Nanyuki, we can take it from concept and approvals through detailed design to construction. Questions

Frequently asked questions about Blue Stone Villa

What architectural style is Blue Stone Villa?

Blue Stone Villa is a contemporary luxury residence defined by rectilinear volumes, dark blue-grey stone cladding, flat roofs, expansive glazing, timber pergolas and strong indoor-outdoor connections.

How many bedrooms does Blue Stone Villa have?

Blue Stone Villa has five bedrooms: a guest bedroom and a second bedroom on the ground floor, and a main suite plus two further bedrooms on the first floor. A rooftop lounge level with terraces sits above.

Can Aalis Studios design a house similar to Blue Stone Villa?

Yes. Aalis Studios designs bespoke contemporary houses and luxury villas across Kenya. Each design is developed around the client's plot, brief and budget rather than copied from an existing project.

Does Aalis Studios design luxury houses in Nairobi?

Yes. Aalis Studios provides architectural and interior design for luxury residences in Nairobi and across Kenya, including Karen, Runda, Kitisuru, Lavington, Kiambu and Ruiru.

Can this type of house be built outside Nairobi?

Yes. Contemporary villas can be designed for sites throughout Kenya. Materials, structure and environmental strategy are adjusted to the location, climate, soil conditions and budget.

Can Aalis Studios design and build the house?

Yes. Aalis Studios offers architectural design and integrated design-and-build delivery, so architecture, interiors, cost planning and construction are coordinated as one project.

Can solar panels be incorporated into a flat-roof house?

The visualisations show photovoltaic panels on the upper flat roofs. On the drawings, PV means permanent ventilation above doors and windows. Panel positions, roof access and structural loads are coordinated with the engineer before construction.

How much does it cost to build a luxury house in Kenya?

Cost depends on floor area, structure, stone and glazing specification, site conditions and finishes. Aalis Studios prepares a bill-of-quantities-based estimate once a concept design is agreed, so the budget is tested before construction starts.
