Aalis Studios prices house plans at 3% of the estimated construction cost for the specific design. For example: a 3-bedroom bungalow with an estimated build cost of KES 8M has a plan fee of approximately KES 240,000. A 2-bedroom starter home estimated at KES 3.2M costs approximately KES 96,000. A 5-bedroom mansion at KES 35M costs KES 1.05M. This transparent, project-proportionate pricing means every client pays fairly relative to the scale of their home — not a flat fee that underserves large projects or overcharges small ones.
When you engage Aalis Studios for the full construction of your home through our Design+Build package, the architectural design fee is absorbed into the construction management contract. You receive complete BORAQS-registered drawings, working plans, county approvals, and full on-site construction supervision under one integrated agreement — with no separate design invoice. The design is recovered through the construction engagement. This is available to clients who proceed with building through Aalis Studios. A free photorealistic 3D flythrough animation is also included at no additional cost.

Each plan listing includes an indicative build cost estimate (e.g. KES 6.8M–9.7M for The Ngong 3-bedroom bungalow) based on current 2026 construction costs in Kenya. Actual construction cost depends on your location, finish level, site conditions, and contractor. A detailed BOQ can be prepared as part of the Design+Build engagement.
