No. The plan price (3% of estimated construction cost) covers the architectural drawings only — not construction. Each plan listing includes an indicative build cost estimate (e.g. KES 6.8M–9.7M for The Ngong 3-bedroom bungalow) based on current 2026 construction costs in Kenya. Actual construction cost depends on your location, finish level, site conditions, and contractor. A detailed BOQ can be prepared as part of the Design+Build engagement.
Yes. All plans are produced and stamped by BORAQS-registered architects and comply with the Architects Act (Cap 525). They include the drawings required for county building permit submissions. However, you will still need to submit to your specific county government and pay the applicable permit fees — which our team can assist with as an optional service.
Yes. All plans can be customized to your specific plot dimensions, setback requirements, and personal preferences. Common customizations include adjusting room sizes, changing the roof style (hipped to flat), adding or removing a DSQ, modifying the garage, changing the façade treatment, and mirroring the plan for a different plot orientation. Customization fees start from KES 15,000 depending on the extent of changes — assessed free of charge before commitment.
