A word before anything else

You have heard the stories. The architect who disappeared after the deposit. The diaspora build that became a roofless skeleton and a family dispute. The contractor who “finished” while you were in Manchester.

These are not rare exceptions. They are the standard experience for too many Kenyans building from abroad — and the reason families delay the build they have been planning for years. As a BORAQS-registered architect in Nairobi managing diaspora projects for over 15 years, we built our entire service model around preventing exactly this.

Here is precisely how we do it — and how you can verify, at every stage, that we are doing what we said we would.

What you are worried about

Every diaspora client comes to us with one of these three fears.

They are all legitimate. Here is what we do about each one.

💸

“They will take my money and nothing will get built.”

Your contractor only gets paid when a milestone is physically verified as complete by our site team. Your money moves when work is confirmed — not on trust, not on promises. Every payment release is documented in writing.

🏠

“I will fly home and find something completely different from what I approved.”

Every construction stage is measured against your approved drawings by our site team before your contractor is paid. Deviations are flagged and corrected before the next stage begins. In 15 years, no diaspora client has returned to a house that did not match the design.

📵

“I will lose all communication and have no idea what is happening.”

Every Friday, a structured photographic report arrives — timestamped, GPS-tagged, cross-referenced against your drawings. At every key stage we walk you through your house live by video. You are never without eyes on your project.

Njia — The Path

How we build your house in Kenya from wherever you are.

Every diaspora commission follows five stages. Each builds on the last. Every decision is yours — confirmed in writing before anything proceeds.

01

Mazungumzo — The First Conversation

Discovery Call — 60 minutes. All your questions answered.

$50 · Credited in full when you proceed

You tell us about your land, your family, your budget, your vision. We tell you exactly what is possible on your specific site — what it will cost, how long it will take, and what the risks are. No generalities. No sales pitch. If we are not the right fit for your project, we will tell you that too.

Available by phone, WhatsApp video, Zoom, or Teams. All time zones accommodated.
02

Ardhi — The Land

Site Visit — We go to your land. You do not need to.

From $150 · Credited against design fees

The Principal Architect visits your site personally — not a junior, not a site agent. We assess the soil, topography, access, drainage, sun angles, and neighbours. We produce a written Site Assessment Report that becomes the foundation of your entire design. You receive this report before we begin any design work.

03

Muundo — The Design

Concept Design + 3D Renders — You live in your house before it is built.

1–2% of Build Cost

We design your home and present it by video walkthrough in photorealistic 3D — every room, every window, every material. You approve every detail before a single foundation is dug. Multiple revision rounds until you say: this is exactly right.

04

Weekly Site Reports

Every Friday: structured photographic report, timestamped and GPS-tagged, cross-referenced against your approved drawings. Not a WhatsApp message — a formal document.

🔐

Milestone Payment Control

Contractor receives payment only after physical milestone verification by our site team. We inspect, measure against drawings, confirm in writing. Your money moves when work is verified.

📱

Live Video Walk-Throughs

At slab, wall plate, roof, and fit-out: we walk you through your build live. WhatsApp, Zoom, or Teams. Any device, any time zone. You are on-site from wherever you are.

⚖️

Contractor Deviation Control

Every site visit includes a check against approved drawings. Any deviation is documented, escalated to you immediately, and corrected before the next stage proceeds.

📋

Written Design Approvals

Every material selection, every design change, every scope adjustment confirmed in writing before we act on it. Nothing on your build happens on a verbal.

🏠

The Return Moment

We have been on-site when clients drove through their gate for the first time after years abroad. We know what that moment means. We build toward it from day one.

Kazi — Selected Work

Diaspora builds that became the homes they were meant to be.

Three projects — told as the clients who commissioned them experienced them.

Kisumu, Kenya · 2023 · Managed from Manchester, UK

Lake Victoria Residence

Lakeside Residential · Full Remote Management

Client in Manchester. Land on the shores of Lake Victoria — an inheritance from a father who always said he would build there. Entire commission managed remotely: site assessment by video, weekly photo reports, milestone payment releases, three live walkthroughs.

The home opens entirely toward the water. A baraza runs the full lakeside length. Delivered on time and on budget.

“I cried when I drove through the gate.” — R.K., Manchester, UK

Karen, Nairobi · 2022 · Local + UK Oversight

Mushroom Villa

Luxury Residential · KES 180M · EDGE Silver

A steep red-murram slope three other practices had declined. We visited at dawn, stood on the hill watching the light move across the valley, and designed a house that is the hill — each level stepping into the slope like a terraced shamba. One family member managed oversight from the UK throughout.

Weekly reports and milestone payments throughout.

Kenya Architecture Prize — Residential Innovation Finalist 2023

Runda, Nairobi · 2021 · Two Siblings Abroad

Gitu Estate

Compound Masterplan · 3 Families · Remote Management

Three siblings, two abroad. One plot their father left them. We studied the Kikuyu githaka and designed three homes around a shared central courtyard with a single great cedar at the heart.

Private lives. Shared roots. Full remote management for both diaspora siblings throughout construction.

35% infrastructure saving vs independent builds · Three independent titles

Sauti — Voices

What diaspora clients say when the house is finally theirs.

I was building from Manchester. I had land my father left me and I was terrified of wasting it. The weekly reports, the milestone controls — I always knew exactly where I was. I flew home after four years to a finished house. I sat on the baraza and watched the sun go down over Lake Victoria. Exactly right.

R.K.
Manchester, UK · Lakeside Residence, Kisumu
Diaspora Client · UK

They designed around a slope that three other firms said was a problem. Now that slope is the first thing I show every visitor. My brother managed the process from Toronto — the weekly reports gave him complete confidence from start to finish.

G.W.
Karen, Nairobi · Luxury Residence
Local + Diaspora Co-Commission

They pushed back on my design ideas — every time they were right. The 3D presentations were so precise that walking into the finished house felt like stepping into something I had already lived in. And the whole time I was in Dubai.

J.O.
Dubai, UAE · Residential Build, Nairobi
Diaspora Client · Gulf

Every milestone payment was confirmed before I sent money. Every change was in writing before it happened. I felt in control of my build from 8,000 kilometres away. That is not a small thing.

Questions

Honest answers about building a house in Kenya from abroad.

These are the questions every diaspora client asks. Answered the same way in person as they are here.

Can I build a house in Kenya while living in the UK, US, or Gulf?+

Yes — and we have managed this for clients in the UK, USA, Canada, Australia, Saudi Arabia, UAE, and Germany for over 15 years. The entire process is structured for remote management. You do not need to be in Kenya at any point during the build.

The key is structure: weekly photo reports, milestone-linked payments, written approvals for every change, and live video walkthroughs. Structure is what makes remote builds safe.

How do I hire an architect in Kenya from abroad?+

Book the $50 Discovery Call. Available by Zoom, WhatsApp video, Teams, or phone. In 60 minutes we assess your site, align your budget, and explain the full remote management process. The fee is credited against your project if you proceed.

All reviews, approvals, and reports are conducted remotely. Many of our diaspora clients complete the full build — from first call to keys — without a single Kenya visit until handover.

How do I protect my money when building in Kenya from abroad?+

Milestone payment control. Your contractor receives payment for a stage only after that stage is physically verified as complete and correct by our site team. We inspect, measure against the approved drawings, and confirm in writing. Your money moves when work is verified — not a moment before.

This is a contractual process, not a reassurance. It is written into every engagement from day one.

Do I need a BORAQS registered architect to build in Kenya?+

Yes, legally and practically. The NCA requires all building plans submitted for county approval to carry the stamp of a BORAQS-registered architect. Without it, your drawings cannot be legally submitted, and construction without approved plans creates serious legal and structural liability.

Aalis Studios is fully BORAQS registered. Verify this at boraqs.co.ke before any engagement. An architect who cannot be verified on the national register should not be managing your build.

How much does it cost to build a house in Kenya in 2025?+

Construction costs range from approximately KES 49,000 to KES 123,000 per square metre depending on location and specification. For a 200 sqm residential build, plan for KES 10M–25M in construction costs.

Architectural fees are 6% of total construction cost, structured by stage. A KES 15M build: approximately KES 900,000 in total fees. A KES 50M build: approximately KES 3M. The $50 discovery call and $150 site visit are both credited against this total.

The question worth asking is not whether 6% is expensive — it is what it costs to build without a registered architect and have to fix it afterwards.

How long does it take to build a house in Kenya from start to finish?+

Honest ranges: Design phase: 8–16 weeks. NCA / county approval: 4–12 weeks. Construction: 10–18 months for a standard residential build. Total from first call to keys: plan for 18–30 months.

Any architect quoting shorter timelines without having assessed your specific site is not being realistic with you.

Do I need to travel to Kenya during the build?+

No. The entire process — design approval, material selection, construction oversight, and handover preparation — can be managed remotely. Many of our diaspora clients complete the full build without a single Kenya visit until the day they drive through their gate.

My budget might not be realistic. What should I do?+

Book the discovery call. In 60 minutes you will know what can realistically be built on your site at your budget, what design options exist at different price points, and what adjustments are needed if the numbers do not align.

We will not tell you what you want to hear. We will tell you what the project actually requires. That honesty costs $50 — the most useful $50 in this entire process.
